Privacy Policy

Evan Howell Properties ("we", "us") operates this website to connect prospective clients with our brokerage. This policy describes what we collect through the site, and through the text line published on our rental listings, and how we use it. Effective date: August 20, 2026 (previously July 22, 2026).

What we collect

When you submit our contact form we collect your name, email address, phone number, the goal you select, and — only if you check the SMS consent box — your consent to receive text messages. We also record the time of your submission and your network address for security and consent-audit purposes.

How we use it

We use your information solely to respond to your inquiry: to call you back, email you the next step, and prepare for your transaction. We keep a record of any SMS consent you give, including the exact consent language version and when you gave it.

Mobile information and text messaging

We do not sell or share mobile numbers or SMS consent with third parties for marketing; messages are delivered via our messaging provider and carrier networks for delivery only.

Text messaging is optional and consent is not a condition of service. If you opt in, the consent language you agreed to (version consent-v1) reads:

You can withdraw SMS consent at any time by replying STOP to any message from us.

Rental inquiries by text

If you text the number on one of our rental listings, you are talking to an automated assistant that answers questions about the property and can offer to send you a short form. We keep the messages you send and the replies we send, so the agent who picks up your inquiry can see what was already discussed.

If you accept the form, it asks for your move-in date, how many months of lease you are looking for, how many people will be living there, whether your household's combined monthly income meets three times the rent, and any pets. It also asks your name and email address. Alongside your answers we record the mobile number you texted us from — you never type it in, it comes from the conversation — together with the date, time and network address of your submission, as the record of your consent.

We use those details for one thing: to pass your inquiry to the agent handling that property, who will contact you by email or phone. The form is not a rental application. Submitting it does not reserve or hold a property, is not a decision about your tenancy, and involves no credit, background or income check. The income question is asked of everyone in the same way, and anything relevant is verified later by the agent.

Replying STOP to any message from our leasing number stops the messages. We do business in accordance with the Fair Housing Act.

Retention and your choices

We retain inquiry records, text conversations and consent evidence as required for legal and compliance purposes. To ask what we hold about you or request deletion of your inquiry, contact us at the address below; consent and opt-out records required for compliance are retained even after other data is deleted.
