How much do you charge?

Oftentimes in property management, we are interviewed to manage new homes. This is our basic right as a consumer – to ask around, read reviews, and interview with a business to see how well they will perform services on your property.

“How much do you charge?” This is typically the first question owners ask when interviewing. The first question should be:

What type of software do you use and can you highlight it’s corresponding capabilities?

This is an important question because software streamlines the processes of a property manager and allows them to spend more time proactively managing your investment. One year ago, we made the transition to a cloud based software called Appfolio.

The highlights of this software include:

  • Online tenant payments (ACH, credit card, debit card, or select store vendors)
  • Online Owner payments and complete Owner statement.
  • Access to Owner Portal, where you can view pictures of your property before and after pictures of maintenance jobs. There is also a convenient function where an owner can contribute funds to a property if they would like to contribute funds for a larger repair job (roof replacement, etc.)
  • Modern service tools provide a better customer experience for tenants. 
    Text Messaging and bulk emailing allow us to communicate with tenants and owners quickly. Tenants have the option to make online maintenance requests, and include pictures, which we receive and provide a 24 hour turn around time on. Happy tenants pay their rent on time.
